- Cable condition, especially on alley-facing garages where road salt and wind speed up corrosion.
- Roller and hinge wear, and whether the hardware is still tight.
- Track alignment, top to bottom.
- Opener force settings and the auto-reverse safety feature, tested by hand every visit.
- Weather seal condition on the bottom of the door and around the frame.
- Photo-eye sensor alignment and cleanliness.
- Full lubrication of moving parts with white lithium grease, never a thin spray on the tracks.
Why Chicago Garages Wear Differently Than Most Cities
Chicago has more than 1,900 miles of alleys, more than any other American city, a leftover of the original 1830s street grid built so garages could sit off the back of the lot instead of facing the street. Lubricating hinges and rollers with white lithium grease and visually checking the weather seal are both fine for a homeowner to do. Anything involving the springs or cables, leave to us, they are under real tension and it is not worth the risk.
Does maintenance actually prevent breakdowns, or is that just something companies say?
Honestly, it catches most of it, not all of it. A spring can still fail without warning. But a fall inspection reliably catches worn rollers, loosening hardware, a sensor drifting out of alignment, and a spring that is visibly close to the end of its life, and those are most of what we get emergency calls for in the winter.
